Stage 1 · Parcel details
Number, county and what you know.
Four things, all as principal buying and selling our own land.
A great deal of Florida land sits with owners who inherited it, have never seen it, and pay taxes on it every year. We buy directly, charge no commission, and will tell you honestly when listing with an agent would get you more — some parcels genuinely should be listed.
Number, county and what you know.
Access, zoning, flood and wetland.
In writing, with our reasoning.
Your attorney, your decision.
Legal access, not just a visible track.
Permitted use, with the county.
What is available and how far away.
Designations identified and disclosed.
Five things decide whether a parcel is worth anything: legal access, zoning and permitted use, utility availability, flood designation and wetland extent. We research all five from public records and share what we find — including the findings that reduce what a parcel is worth.
We tell buyers what we found and then tell them to check it themselves — a survey, a title examination, and a call to the county and the permitting authority. Our research is a starting point compiled from public records, not a warranty, and anyone selling land who implies otherwise should concern you.
Shared before any offer is made.
Survey, title, county, environmental.
Your attorney reviews it.
Through a title company, clear title.
Paid, and never allowed to drift.
Where an ordinance requires it.
Periodic, for dumping and encroachment.
Kept and passed on at sale.
Vacant land accumulates problems quietly: unpaid taxes heading toward a tax deed sale, overgrowth triggering a code violation, and illegal dumping that becomes the owner's removal bill. Parcels we hold are kept current, which is also why they are cleaner than most land that comes to market.
Send it and we will tell you what the public records show. No commission either way.
