That is all we need to start looking.
Cheap land is usually cheap for a reason — landlocked, wetland, or zoned for nothing anyone wants to build. We find out which before selling, and we tell you rather than letting you discover it.
We buy and sell our own land. We are not brokers, take no commission, and expect buyers to verify everything.

That is all we need to start looking.
Access, zoning, utilities, flood and wetland.
Including the ones that reduce the value.
Survey, title, county and your attorney.
We deal as principal. Nothing here is brokerage, and nothing is an offer of any investment or security.

Said plainly, because land attracts these questions.

We buy and sell our own land, which means we are not real estate brokers and charge no commission to anyone. It also means our interests and a seller's are not aligned — get your own attorney and your own valuation. Everything we publish about a parcel comes from public records and is a starting point, not a warranty: no representation is made that any parcel can be built on, connected to utilities or permitted for a septic system. Survey it, examine title, and ask the county yourself.
Usually one of five reasons: no legal access, wetland, a flood designation, zoning that permits little, or utilities a long way off. We research all five and tell you which applies — that is the whole point of asking.
We will not promise that, ever. Buildability depends on zoning, access, septic percolation, wetland extent and the permitting authority's decision. Ask the county before you buy, not after.
No. We buy and sell our own land as principal, represent nobody and charge no commission. If you are selling to us, use your own attorney — our interests are not yours.
Yes. Boundaries, encroachments and access are routinely different from what a parcel map suggests, and a survey is cheap against the cost of being wrong.
On parcels we sell, taxes are current at closing. If you are selling us land with back taxes, say so — it is common and it is not a dealbreaker.
No. We sell parcels, not investments, and nothing here is an offer of any security, fund or land banking scheme.
Send it and we will tell you what the public records show. No commission either way.
